A major investment project aims to transform Platygyali in Astakos into a world-class destination for luxury marine tourism, business activity and high-end hospitality, creating what developers describe as the “Monaco of Greece”. The €524 million Nautilus Project, promoted by Astakos Terminal SA, seeks to redevelop the inactive Shipping and Industrial Area (NAVIPE) into an international luxury destination and a new economic hub for the Ionian region. The project has entered its final licensing phase after the Municipal Committee of Xiromero issued a positive opinion on the Strategic Environmental Impact Assessment (SEIA) of the Special Spatial Development Plan for Strategic Investments (ESCHASE), allowing the investment to proceed to the next stage.
From Industrial Zone to Luxury Marine Destination The Nautilus Project, which entered Greece’s Strategic Investments framework in 2025, involves the complete redevelopment of approximately 1,778 acres in the Gulf of Astakos. The area was originally created for industrial development but never reached its planned potential. The new vision will completely reshape the character of the site.
Instead of an industrial hub, the project will create an integrated high-value destination centred on luxury tourism, mega yacht marinas, premium accommodation and business activities. Under the ESCHASE plan, the development coefficient will stand at 0.2, allowing maximum construction of approximately 344,900 square metres. More than 50% of the total area will remain dedicated to public-use spaces.
Mega Yacht Marina at the Heart of Development The centrepiece of the project will be the conversion of the existing commercial port into one of the Mediterranean’s largest mega yacht marinas. The new facility will accommodate more than 350 luxury vessels, including 105 berths for yachts longer than 40 metres. Developers aim to place Platygyali on the global luxury yachting map by attracting high-net-worth yacht owners and visitors from around the world.
The development will extend beyond the marina, creating a mixed-use destination combining tourism, residential areas, business facilities and even film production infrastructure.
